A big roof fails in small places: seams, drains, curbs and the edge
By the late 1980s Duncanville's shopping had moved from Main Street to the centers on the west side of town and along Highway 67 toward Cedar Hill, and the city's plan still shows its commercial, office and industrial land concentrated along Highway 67, South Cedar Ridge Drive, Big Stone Gap Road and West Wheatland Road. A center that has been trading since then has a roof history as long as its lease history. A roof covering an acre has an acre of places to leak, but water still gets in the same way it does on a small one: through a seam that has opened, a drain that has stopped draining, a curb whose flashing has pulled back or an edge metal joint that has worked loose in the wind.
A large roof changes the search area. Water can travel along deck ribs or between layers before it appears inside, so the ceiling stain may be some distance from the entry. Drainage needs particular attention: retained water adds load according to its depth and area, and a blocked outlet can leave water over a low section. The investigation connects the reported leak with roof details, drainage and the condition of the supporting assembly.
A contained flat roof repair needs compatible adjoining material and sound support. Where moisture has reached insulation or the deck, the investigation defines the affected area and necessary removal. A section can sometimes be repaired or rebuilt while suitable adjoining areas remain; the boundaries depend on the roof, not just where water appeared inside.

Screw-down metal panels
Exposed-fastener panels rely on fasteners and sealing washers at each attachment. A damaged washer, loose attachment, enlarged hole or corroded panel needs a repair suited to that condition. Simply tightening every screw or covering it with sealant does not address every cause. The inspection checks both the visible seals and the support that holds the fasteners.
Standing-seam metal
Raised seams and concealed clips are designed to manage water and panel movement. Leaks can involve seams as well as ridge closures, eave details, penetrations and equipment curbs. The repair has to suit the specific panel system and preserve its ability to move.
Membrane over a metal deck
On a warehouse with a single-ply membrane over insulation and a metal deck, water can travel along the deck before appearing indoors. Hail on a metal roof versus a membrane roof
In June 2023, reports recorded one-inch hail southwest of Duncanville and hail up to four inches near Cedar Hill. Those points do not establish what hit the Highway 67 corridor. They do help identify an event to compare with property records when assessing a roof. The inspection then follows the material actually present.

Storm checks for the shingle roofs west of the corridor
A shingle roof needs a different inspection from the metal and membrane systems along the highway. Hail can damage the mat or displace granules; wind can loosen shingles or affect their seals. Whether that happened depends on the roof and its exposure. The approximately 60 mph gust measured at Dallas Executive Airport on May 28, 2024 is regional context, not a measurement at every house.
Valleys gather water from adjoining slopes, while chimney and step flashing carry it across roof-to-wall joints. Those connections are useful places to investigate a leak, along with the shingle field and other penetrations. A stain beside a chimney can also involve masonry, so the inspection needs to distinguish the entry point before choosing a repair.

Our warehouse roof leaks in a different place every rain. Is that one leak or several?
It can be one. On a metal deck the ribs carry water along the building before it drops, so one open seam upslope can show up at three ceiling spots depending on wind direction and how much rain falls. The inspection follows the deck, not the drips. Separate leaks are also possible, so the survey covers the whole surface.
Can our roof be worked on without shutting down the loading dock?
It may be possible. Dock hours, truck routes, lifting operations and protection of occupied areas all affect the work plan. Some stages need temporary restrictions even when the building remains open. Share the operating schedule and access constraints so the proposed sequence can address them.
Does a dented metal roof need replacing after hail?
Dents alone do not establish that a roof needs replacement. The inspection checks whether the impact affected seams, coating, attachments or other water-shedding details and whether the damaged parts can be repaired.
