Understanding roof cost estimates

A broad price range helps you recognize the scale of a project. It cannot tell you what your roof will cost until the roof area, condition and intended work are defined.

The figures below are published national planning information from HomeGuide, updated November 7, 2025 and checked September 18, 2026. They are not Duncanville Select Roofing prices or a measured average of Duncanville bids.

Published roof cost ranges and their assumptions

The source’s asphalt ranges include installation. Material-only prices are a different measure and should not be read as a finished project total.

Published roof cost ranges and their assumptions
Published national categoryPlanning rangeWhat the number does not establish
Asphalt roof replacement$5,700–$16,000Your measured roof area, pitch, access or concealed damage.
Standard 3-tab asphalt$5,700–$12,000The cost of changing the structure or repairing extensive decking.
Architectural asphalt$7,500–$16,000A particular product, impact rating or warranty package.

The house size is not the roof size

Living area counts usable floor space. Roofing covers sloping surfaces, overhangs, garages and other roofed portions of the building. A two-story home can have more living space under a smaller footprint than a one-story home.

That is why multiplying a real-estate listing size by a roofing price can create a misleading budget. Roof measurement and the roofer’s scope account for those differences. You do not need to calculate them before requesting an inspection.

Roof project cost factors

Roof project cost factors
Project conditionBudget effect
Access and roof shapeSteep slopes, height, valleys and confined staging areas change labor and material handling.
Removal and supporting layersExisting layers, damaged decking and needed flashing work change what must happen before the new covering.
Material and system choicesShingle construction, metal systems, accessories and ventilation needs affect the installed scope.

The inspection turns a broad range into a roof-specific scope

A small flashing or boot repair is a different job from replacing a whole covering. There is no responsible flat price here for a leak whose source and extent have not been established.

Commercial scope has its own variables

The same applies to commercial work: membrane repairs, moisture removal, drainage changes and coatings should be scoped to the assembly rather than priced as interchangeable square footage.
